Start with a walk through
Look at each room and write down the things that need attention. Separate a loose handle from a door that will not close, and note whether the issue changes with the weather or use.
Photograph the detail and the surroundings
Take one close photo and one wider view of each item. Measurements help, but do not remove fittings or open covered areas just to take a photo.
Set priorities
Mark which tasks affect everyday use and which are cosmetic. Mention any deadline, access restrictions, furniture that needs moving, and materials you already have.
Share the list when you request an estimate. Work involving a regulated trade or a potential hazard may need specialist assessment.
